The list itself.
Where do the leads come from?
Google Places API for the base dataset plus a custom Python enrichment that visits each business website to extract emails, phones, social URLs, and tech-stack signals. Not third-party broker resells. Not LinkedIn copy-paste.
What's the email accuracy?
Each email came from the business's own website (homepage, /contact, /about). Placeholders, image filenames, and junk addresses are stripped automatically. Hard-bounce rate on a clean send is typically under 5%.
How fresh is the data?
Sacramento list was pulled May 2026. Every purchase includes one free monthly refresh for 12 months. Sheet updates with new businesses plus re-verified contacts.
What's the scoring?
Each lead gets a 0–15 priority score based on signals: WordPress detected (high = redesign pipeline), no website at all (highest = build-me-one pipeline), missing socials, low review count, etc. Plus a recommended pitch label.
Buying.
One-time or subscription?
One-time. You own the sheet. Includes 12 months of monthly refreshes. No recurring billing.
Refund policy?
Full refund within 30 days if you don't book a single discovery call from the list after working it.
Do I get the leads instantly?
Yes. After checkout you get a live Google Sheets link emailed to you within 5 minutes. Three tabs: Cover (stats overview), raw dataset, and scored Outreach (with STATUS column for tracking Contacted, Replied, Booked, Closed).
Can I share with my team?
Yes. Single-user license per purchase, but share freely within your team or agency. You may NOT resell the data or distribute it publicly.
Usage.
Can I outreach commercially?
Yes. These are publicly listed business contacts. Cold email is legal B2B in the US under CAN-SPAM with proper opt-out plus sender address. Always honor unsubscribe.
Best cadence for working the list?
I recommend the Vertical Cold-Email Packs. 10 templates per vertical (5 cold-opens plus 3 follow-ups plus 1 break-up plus 1 re-engagement). The sequence is the strategy.
